The plot lies within the sanitary protection district of the Svetlogorsk-Otradnoye resort — a resort of federal status. And big money has already chosen this village: right in Lesnoe the Otrada Resort complex is under construction — a spa hotel and business-class apartments run by the federal operator Cosmos Hotel Group (first phase — 2027), and the town-planning council has approved another 124-room chain hotel with a spa. In the neighbouring Filino bay the state is investing nearly ₽10 bn in a federal children's sports centre (10 of 18 buildings already up), Etalon has announced a resort district with a premium hotel and sanatorium in Otradnoye, Kortros is building a ₽20 bn complex in Svetlogorsk, and the coast-long «Cape to Cape» cycling route is being laid nearby. Every such project lifts land value — and vacant seaside plots are almost gone.
